BECOME A MEMBER

Lead Paint

Lead paint laws in Maryland are governed by the state. Maryland law requires that each rental unit be visually inspected at each tenant turnover so as to assure safety from lead-based paint hazards. Each unit must be registered with Maryland and a fee is applied. These laws are enforced by the Maryland Dept. of the Environment. Housing Search

In today’s environment, there are several ways to advertise your vacant units. One way to advertise your unit for rent, at no charge, is by utilizing the Maryland Dept. of Housing & Community Development providing info on rental housing units and availability across Maryland. Tenant Screening

While screening a prospective tenant, you can take some time and review the Maryland Judiciary Web Site –https://www.courts.state.md.us/courts/courtrecords.


Property Ownership

If you’re searching to confirm a property is owned by a landlord, while checking references in the state of Maryland, then you would start with the Maryland Department of Assessments and Taxation and Real Property Data Search – SDAT: Real Property Search (maryland.gov)


Continuing Education

As a Landlord it is very important that you continue learning and exploring what are new and current ways of conducting business. Learning more about Lead Paint and different requirements is always important as a Landlord and Property Owner of older residents. Child Exploitation and Human Trafficking

If you suspect that one of your units or a unit near yours has a child that appears out of place, you can look at the National Center For Missing and Exploited Children – www.missingkids.com. As a good neighbor we should all be concerned about the children in our neighborhoods.


Landlords and Tenants: Tips on Avoiding Disputes

The Consumer Protection Division receives many inquiries about rental concerns. This booklet provides you with information about Maryland landlord/tenant laws. It covers topics dealing with applications, leases, security deposits, rent escrow, lead paint hazards, eviction, and where to seek help if problems arise.

LEAD PAINT UPDATE

LEAD PAINT UPDATE:

As of April 1st. No more Weather Waivers can be issued for properties, Make sure all chipping, flaking, peeling paint is attended to before calling for an inspection. If a waiver was used on your property you must have corrected the issues by date on your certificate. A licensed Lead Supervisor must do the work and Inspector called to re-inspect the exterior or your certificate is valid.
